Steve Niemeyer - Managing Partner

Steve’s background ranges from residential renovation and additions to building and developing some of the finest office complexes in the Wilmington metro market.

He has over 30 years of general contracting experience and has been primarily located in Wilmington for over twenty years. Steve is also a general partner in several development companies including Tri-Coast Properties, LLC and Commonwealth Commercial Properties, LLC, with expertise in leasing, sales, and property management.

When time permits, Steve enjoys spending time with his three grown daughters, four grandsons, and enjoying the beach lifestyle we are blessed to have here.

Jim Wenning - Project Manager / Owner

Jim has been supervising and project managing for over 25 years in both residential and commercial construction, with vast experience with commercial office space, medical, retail, warehouse, specialty, multi-family, and private residential. Jim is originally from Virginia and received his engineering education at the Virginia Military Institute.

After college Jim relocated Raleigh and then to Wilmington in 1988 where he and his wife, Pam, are raising their three sons, Jared, Tyler and Alec. Jim has been a NC General Contractor since 1994. In his off time Jim can be found coaching a variety of youth sports programs, fishing, and rejuvenate on the isolated beaches of Masonboro Island.

Joe Albanese - Project Manager / Owner

Joe has been in the construction industry since the early '70s, when he started in the remodeling and additions business in Cincinnati, Ohio, where he graduated from the University of Cincinnati in 1973. He came to Wilmington with his family in 1988 and worked as a trim carpenter until becoming a construction superintendent in '93 and then, shortly thereafter, a project manager of many successful commercial and residential developments.

Joe and his wife of 32 years, Mary, reside in Wilmington, and have two grown daughters who also reside in North Carolina. Joe is an avid Beatles fan, movie buff, and dons his overalls to play "Builder Joe" for the children at Fit for Fun.

Dustin Wheeler - Project Manager

Dustin has over 15 years experience supervising and managing commercial and residential building project, from bringing them out of the ground to Class "A" upfits for professional, medical, and specialty projects including the Summit Center and the NewBridge bank building on Military Cut-off. Dustin is originally from northwest Ohio, has his Masters in Environmental Management and relocated to Wilmington permanently in 1998 after completing a hotel project in the area.

When Dustin isn't working you can find him on the beach, playing or watching "a game", and spending time with his sons, Zachary, age 9, and Jacob age 7.

Susan Seltzer - Operations Manager

The glue. Originally from PA Dutch country, educated in VA, and a licensed real estate broker since 1990, Susan brings 25 plus years of accounting and management experience to the table. Aside from overseeing the day-to-day office administration, Susan is heavily involved in our commercial property/association management, and accounting for several development groups associated with our firm.

In her spare time, Susan sits on the Board of Adjustments for the Town of Leland, loves 4x4ing on the north-end with her 17 yr. old Rose, and volunteering with several military/veteran support groups.
